Andheri West Emerges as Mumbai’s Luxury Housing Hotspot as Property Prices Surge 9%
Andheri West is emerging as a key luxury housing market in Mumbai, with average property prices reaching Rs 41,950 per sq. ft. in July-September 2026. Explore the price surge, redevelopment boom and factors driving premium housing demand.
The neighbourhood is witnessing a shift in residential development, with builders increasingly targeting buyers seeking larger homes, modern amenities, greater privacy and improved living standards. Infrastructure upgrades, redevelopment projects and new luxury housing developments are contributing to its appeal.
Property prices in Andheri West have risen steadily over the past few years, with growth accelerating in 2026.
According to 99acres data, average residential property prices in the area increased from Rs 33,950 per sq. ft. in January-March 2023 to Rs 36,100 per sq. ft. during the same period in 2025. Prices climbed further to Rs 39,350 per sq. ft. in January-March 2026, representing a 9% year-on-year increase.
By July-September 2026, average property prices had reached Rs 41,950 per sq. ft. The increase marks a sharper rise compared with annual price growth of around 3% recorded in 2024 and 2025.
The trend indicates growing interest in the neighbourhood, particularly among buyers looking beyond basic housing requirements for more spacious homes, better-designed layouts and lifestyle amenities.
Connectivity remains one of Andheri West’s major advantages. The suburban railway network and Metro Lines 1 and 2A connect the neighbourhood to key parts of Mumbai, while Metro Line 3, also known as the Aqua Line, and Metro Line 7 contribute to the wider transport network.
Upcoming infrastructure projects, including the airport extension and the Bandra-Versova Sea Link, are expected to further improve connectivity across the city.
Andheri West also has established schools, hospitals, shopping centres, restaurants and entertainment options. This allows residents to access essential services and everyday amenities without travelling long distances.
These factors are strengthening the neighbourhood’s appeal among homebuyers seeking to balance professional commitments, family life and convenience in a city where commuting can be a major consideration.
Developers Bring More Premium Housing Projects
The changing nature of demand is also reflected in the residential projects being launched in Andheri West. Developers are increasingly focusing on premium homes that prioritise space, privacy, amenities and comfort.
Redevelopment is transforming established residential pockets, creating opportunities to replace older buildings with newer residential developments.
Samir Jasuja, founder and CEO of PropEquity, said infrastructure upgrades and an extensive wave of redevelopment were driving Andheri’s transformation into a premium residential hotspot.
“Luxury housing in Andheri has surged significantly, with launches above Rs 3 crore expanding more than 10x between 2020 and 2025 to reach around 1,800 units,” he said.
Jasuja added that luxury housing’s share of launches in Andheri had increased from around 17% to approximately 49% during the same period.
He said homebuyer preferences were also evolving, with demand increasingly extending beyond location and carpet area to include larger, better-designed homes, curated amenities, privacy and wellness facilities.
Andheri West has also attracted developers seeking to strengthen their presence in Mumbai’s premium housing market.
Aakash Ohri, Managing Director and Chief Business Officer at DLF, said, “We are seeing growing interest in established locations such as Andheri, where connectivity and access to key business and lifestyle hubs continue to underpin demand for premium housing. We believe this part of the city will remain an important focus for us as we deepen our presence in Mumbai.”
What Makes Andheri West Attractive to Homebuyers?
According to Ashwinder R Singh, Vice Chairman, BCD Group and Chairman, CII Committee on Real Estate (NR), the neighbourhood’s luxury housing growth is being driven by five key factors.
“Andheri West's luxury boom rests on five drivers. Top-tier developers are redeveloping ageing societies and MHADA colonies into premium towers. Metro Lines 1 and 2A, plus the upcoming Versova–Bandra Sea Link, sharpen connectivity,” Singh said.
He added, “Buyers priced out of Bandra and Juhu move north for larger, newer homes. Proximity to the airport, BKC and the film industry anchors demand. Post-pandemic buyers want branded, amenity-rich homes that only redevelopment here can deliver at scale.”
For homebuyers, Andheri West’s appeal lies in the combination of an established neighbourhood and newer residential options. Its transport links and social infrastructure support everyday living, while premium developments offer larger homes and amenities that may not be available in older residential buildings.
The rise in property prices also reflects increasing interest in the area, although affordability remains an important consideration for buyers exploring higher-priced homes.
As developers continue to introduce premium projects and redevelopment reshapes older residential areas, Andheri West is assuming a more prominent position in Mumbai’s luxury housing market, with rising property values and changing buyer preferences shaping its residential landscape.
